I agree Roxy but it is good the OP has stated the rules before anybody gets there. Some places through that to you when you arrive.
You are spot on about Belfast being notorious for no shows. I book them back to back then once appointments are gone I switch to first come first served. I would be seething if there were guys wanting to come at 7 or 8am and that I would have to turn them away. I also like to have the option to work till midnight if I have had a rubbish day. I would not be in the slightest bit interested in leaving half an hour between clients because I get plenty of breaks by default when I get a no show. When I'm on tour I am greedy. With those restrictions I would be as well to stay at home.
As for the rates I would happily pay them as long as there were no restrictions because I believe it is an extremely nice flat. I hope whoever the OP gets to share with her will screen every client properly. You have to in Ireland or Northern Ireland.

I am sure many will be able to work feeling more than able to, it isn't as bad as it sounds. There is so much text gives. I thrive on positivity.

I also let it out daily at ?100 from 10am until 10.30pm a whole 12 hours of working profitting. If you want to arrange to start at 9am no problem .  This isnt a fixed time I know some might start later but sure things will work out. 

Many clients compliment the room let out as it is neat and spacious.
